Biophilia on a Budget: 

Designing Restorative Moments in Affordable Housing

Housing should do more than provide shelter. It should support wellbeing, foster connection, and create places where people want to live. 

Whether we are designing a market-rate development, a senior living community, or deeply affordable housing, our goal remains the same: create healthy places where people want to live. One of the most powerful tools we use to accomplish this is biophilic design.

​This commitment is especially important in affordable housing. Too often, affordable housing is discussed through the lens of budgets, financing structures, and construction costs. While these realities are unavoidable, they can overshadow an equally important question: how do residents experience the places we create?  Biophilic design provides a framework for doing exactly that.

​What is Biophilia and Why Does it Matter?

The term biophilia, popularized by biologist Edward O. Wilson, describes humanity's innate tendency to seek connections with nature and natural systems.

Today, a growing body of research suggests that this connection is more than a preference—it has measurable impacts on human wellbeing. A 2020 systematic review found that exposure to nature was associated with reductions in physiological indicators of stress, including blood pressure, heart rate variability, cortisol levels, and perceived stress. Researchers have also linked access to daylight, views of nature, natural materials, and outdoor environments to improvements in mood, cognitive performance, and emotional restoration [2].

For affordable housing, these findings are particularly relevant. Residents often face a disproportionate share of daily stressors.  While architecture cannot eliminate these challenges, it can help create environments that support comfort, dignity, and wellbeing.

The challenge, of course, is cost.

Many biophilic strategies—extensive landscaping, living walls, premium natural materials, or large amenity spaces—can be difficult to achieve within affordable housing budgets. Fortunately, creating meaningful biophilic experiences does not require applying them everywhere.

Environmental psychologists have found that people tend to prefer environments that balance coherence with complexity—spaces that offer moments of visual richness, variation, and discovery. In practice, this means that carefully placed moments of warmth, texture, daylight, or nature often have a greater impact than a uniform application spread across an entire project. [3]

At Soto, we use this principle to create restorative moments: strategically concentrated biophilic interventions that maximize impact while respecting budget constraints. A wood-lined entry, a sunlit lobby, a tactile material, or a framed view to a courtyard can become memorable experiences precisely because they contrast with the more economical materials surrounding them.

Rather than viewing budget constraints as a barrier to biophilia, we see them as an opportunity to deploy restorative design where it matters most. Implementation is varied across a spectrum of projects:

HR Crawford Gardens: A Welcoming Entrance

At HR Crawford Gardens, a six-story affordable housing community for seniors and grandfamilies in Washington, D.C., the zoning allowed us the flexibility to carve out a rooftop patio rather than provide a typical penthouse setback at the top floor.  

To introduce a more natural element to the facade, we designed a  warm wood-toned “carve-out” that extends vertically from  the ground floor entry to the rooftop gathering space, immediately drawing the eye to sky and greenery from the perimeter planting boxes. This gesture creates a visual anchor that guides visitors toward the entrance while simultaneously establishing a strong architectural identity. This cost effective intervention is applied to a corner only, yet visually communicates the building as warm and welcoming. 

The warmth of the wood element stands apart from the project's more economical palette of brick and fiber cement panels. Rather than competing with these materials, the wood accent elevates them, creating a dynamic composition that feels richer than its budget might suggest.

The result is a building that feels welcoming, memorable, and human-scaled while remaining financially responsible.

​17 Mississippi Apartments: The Power of Tactility

Designed as housing for artists, 17 Mississippi presented an opportunity to explore how texture and materiality can enrich everyday experience.  

Rather than relying on expensive finishes throughout the building, we focused on creating moments of contrast through carefully selected tactile materials.

Weathering steel panels provide visual depth and character to the exterior, while wood soffits guide residents and visitors into the building through a warm and inviting entrance sequence.

Inside, cork and fabric elements introduce softness, texture, and acoustic comfort without requiring premium budgets. The success of the project is not tied to any single material. Instead, it emerges from the dialogue between materials—the way rough contrasts with smooth, warm contrasts with cool, and natural contrasts with industrial.

These layered experiences create a richer environment for residents while remaining aligned with affordable housing budgets.

​The Oxford Apartments: Injecting Nature into an Office Conversion

Converting an aging office building into housing presents unique challenges.

The Oxford Apartments began as a 1980s office building characterized by long corridors, repetitive facades, and limited opportunities for architectural expression. Rather than attempting to transform every surface, we focused our investment on a few strategic interventions.
​

A dramatic entry canopy and new wood soffits announce arrival, while a curved wood slat wall extends through the two-story lobby and connects residents to the building's amenity spaces.  The wood slat wall uses basic LED strip lights to accentuate the feature while it travels from the front of the building to the back – carrying the residents along with it.

Together, these elements create a strong biophilic identity that reshapes the resident experience from the moment they enter the building.

Because these features were concentrated in key public areas, the remainder of the facade could be treated with more economical EIFS systems without sacrificing overall design quality.

The project demonstrates that biophilic design is not necessarily about quantity. Sometimes a single memorable gesture can redefine an entire building.

​Todd A. Lee Senior Residences: Inspiring Interiors

Located along the Kennedy Street corridor in Washington, D.C., Todd A. Lee Senior Residences serves residents in a dense urban environment where access to parks and natural landscapes is limited.

Recognizing this reality, the design team focused on bringing biophilic experiences into the building itself.

Large windows maximize access to daylight throughout common areas, creating bright and uplifting spaces for residents. Carefully placed large wood accents provide warmth and texture, helping transform everyday circulation and gathering spaces into environments that feel welcoming rather than institutional. The wood is contrasted with painted gypsum, balancing the budget in the process.

​The project illustrates an important principle of affordable housing design: when nature is scarce outside the building, architecture can help bring restorative experiences indoors.

Looking Forward

As housing challenges continue to evolve, so too will the tools available to architects and developers.

Mass timber construction, healthier building materials, and innovative approaches to sustainable design all present new opportunities to deepen the connection between people and nature.

Yet the most important lesson may remain unchanged.

Biophilic design is not about spending more. It is about spending intentionally.

By understanding how people perceive space, respond to contrast, and benefit from restorative environments, architects can create meaningful moments of connection to nature even within the constraints of affordable housing budgets.

The future of affordable housing should not be defined solely by efficiency or cost per square foot. It should also be measured by how effectively it supports human wellbeing.

Because everyone deserves a place that not only shelters them, but helps them thrive.
