Columbia Crossroads

Columbia Crossroads is designed to bring opportunity and connection to life through high-quality affordable housing, sustainable design, and inclusive community spaces. The seven-story building will offer 160 affordable homes, expansive green space, and a 5000 SF+ nonprofit services hub fronting Columbia Pike.

The building embraces Commercial Revitalization District Urban Design Guidelines, promoting community interaction and walkability. Five stories of residential space rise above a two-story podium that includes structured parking and is carefully integrated into the site’s natural grade. An S-shaped layout responds to site contours and street geometry, creating two landscaped courtyards with distinct character and scale.

Primary and secondary entrances at the northwest and east corners offer visibility and ease of access from Columbia Pike and the future Seminary Road. Ground-floor units buffer the garage and activate the streetscape with walk-up entries and layered landscaping. The nonprofit services hub anchors the ground floor and will welcome community-based organizations.

Columbia Crossroads is designed to achieve EarthCraft Gold certification, with open spaces that serve both as stormwater infrastructure and inviting areas for gathering. The building integrates energy-efficient systems, durable materials, and green
infrastructure. But resilience extends beyond physical form—on-site programming is a vital part of supporting long-term stability and well-being for residents.

All units will be built to universal design standards, supporting ease of use for residents of all ages and abilities. At least 15% of homes and all common areas will be fully ADA accessible, advancing equity and supporting aging in place.

The co-located service hub will offer youth programs, healthcare, and individualized coaching through trusted partners. This integrated model ensures that design and programming work hand-in-hand to foster an inclusive, sustainable, and resilient community where residents can thrive.

Together, Columbia Crossroads’ thoughtful architecture, service-rich environment, and enduring affordability reflect a commitment to equity, livability, and long-term impact in the heart of Bailey’s Crossroads.
