P A R K   M O N T G O M E R Y WEST

Park Montgomery West is a newly constructed residential development in Silver Spring, MD. The project delivers 76 brand-new affordable apartments within walking distance of the Purple Line's forthcoming Piney Branch Road Station. Offering a range of one, two and three-bedroom apartments (some with balconies), the development is designed to serve a range of family sizes and income levels in one of Montgomery County’s fastest growing, transit-oriented neighborhoods.

The development was made possible through a twinning deal with the Maryland Department of Housing and Community Development that included 9% competitive Low-Income Housing Tax Credits for the construction of Park Montgomery West, and 4% bonds for the renovation of an existing 15-stories high-rise (with 141 units) located on the same site. The new building features a mixed-construction consisting of five stories of wood-frame over two levels of concrete podium that replaces a former parking structure, which was demolished to make way for the new building.

The construction of the new building offered an opportunity to reconfigure the site with a landscaped courtyard and playground connecting both buildings, upgraded utilities, bio-retention facilities, and a mural that celebrates the rich diversity of the Park Montgomery residents.

Park Montgomery West  is certified under the U.S. Department of Energy's Zero Energy Ready Homes, meeting high standards for energy performance and sustainability with heat-pump water heaters, Energy Star-rated heat pumps, enhanced insulation, LED lighting, among other sustainable strategies.
