17 Mississippi is an exciting new affordable housing development in Southeast, Washington DC!
The site is located in a hilly area of Ward 8, with a 20ft+ change in elevation from Mississippi Ave in the front to a public alley in the back. Our design nestled the 6-level building into the hill in a way that only 4-leves are visible from the street so the building fits better into the existing neighborhood. The façades include a mix of Corten panels, brick, fiber cement and corrugated metal panels, all combined and organized in a thoughtful manner.
The 41-unit building provides high-quality homes tailored to local artists, as well as families and individuals from the Permanent Supportive Housing program. Our team selected durable interior finishes to reduce maintenance costs, and energy-efficient equipment that reduces utility costs to the residents.
17 Mississippi includes a 1,000 sq. ft. artist studio on the ground floor, and a community room/gallery by the main entrance. The interior design is fresh and contemporary; the furniture was carefully selected with durability and comfort in mind, while the artwork selection was inspired by the rich legacy presented by local and Black artists.
Sustainability certifications include Enterprise Green Community and DOE's Zero Energy Ready Homes. The project includes a rooftop solar array, green roof, EPA indoor Airplus certification, Watersense plumbing fixtures, and EnergyStar labeled appliances and light fixtures. A parking garage is found off the rear alleyway that offers electric vehicle charging stations.
The development was made possible through the Housing Production Trust Fund, and DHCD funding.
