The Beacon Hill Senior Housing project is located in Groveton, in Fairfax County Virginia. Even though it is early in its development, the project aims to provide high quality affordable senior housing. The project site is part of a larger development called the Heights at Groveton, which has already built 290 apartments, with retail on the ground floor and a large parking garage. A portion of the site was originally set for a proposed office building with some retail along Richmond Highway, and underground parking, which was never built. Our proposal stays within the original proposal footprint of the office building, and also looks to activate the sidewalk along Richmond Highway.
More recently, Groveton has seen some multifamily construction along the highway, but affordable senior housing is much needed in the area. Another draw to this site is that Fairfax County has begun plans for a Bus Rapid Transit (BRT) system. The BRT is bus system, with a designated lane, designed to be reliable, frequent, and efficient. Although it is in its early stages of planning, the goal is to connect from Huntington Metro Station down to Fort Belvoir. This will facilitate travel along Richmond Highway, and further extends the DC metropolitan transit system. As the plan currently stands, the project site would be two stops down from Huntington Metro Station.
The building will consist of 52 units, with about half 1 bedroom units and half 2 bedroom units. The lowest floor of the building is mostly parking garage, much of which is hidden by the topography of the site. Along Richmond Highway on the ground floor will be residential amenities, to include lobby, fitness room and wellness center, and a retail space is proposed on the south corner of the building. On the west side of the building there will be a large community room that opens out to an open landscaped courtyard. The design of the building has heavily considered its surrounding context, such as the highway itself, the existing garage and vehicular flow, and responds to adjacent architecture.
