Prominently located at the intersection of Florida Avenue and Bladensburg Rd in Northeast, the Delta Towers building has been a DC landmark since the late 1970s. The 10-story building was originally built as affordable housing for the elderly by the Delta Housing Corporation of the District of Columbia.
In 2020, a new mixed-use building was constructed next door, and all of the senior residents were relocated there. This allowed for the existing Tower to be rebranded as Delta Pearl and renovated as a contemporary multifamily community with 166 apartments. The existing common areas were re-imagined and the apartments were fully renovated with new finishes, appliances, and fixtures. New equipment was specified to meet DC's new Building Energy Performance Standard (BEPS) requirements.
Location: Washington, DC
Developer: Dantes Partners and Gilbane Development
Date of Completion: November 2023
Project Info: 166 Units | 166,000sf | 10 stories
