Park Montgomery is the tenant-in place renovation of a 1971 high-rise in Silver Spring, MD. The existing 15-story building includes 141 family-sized apartments and community amenities such as after school classroom, playground, community room, and laundry room.
The building was completely upgraded to improve the quality of life and life safety of its residents; systemic improvements include a new NFPA 13 sprinkler system, new fire alarm system, updated elevators, new generator, new DOAS units, new roofing, doors and windows. The apartments were upgraded with new finishes throughout, water-saving plumbing fixtures, LED light fixtures, Energy Star appliances, quartz countertops and new cabinets. Additionally, 5% of the units were completely rebuilt to meet UFAS accessibility standards.
The development was made possible through a twinning deal with the Maryland Department of Housing and Community Development that included 4% bonds for the renovation of the existing high-rise, and 9% competitive Low-Income Housing Tax Credits for the construction of the adjacent Park Montgomery West.
