P A R K  M O R T O N

Park Morton is a prominent Planned Unit Development (PUD) and part of the New Communities Initiative (NCI) in Washington, DC. This program was designed to revitalize severely distressed subsidized housing and redevelop neighborhoods into vibrant mixed-income communities. The Masterplan for Park Morton calls for replacing all 171 subsidized housing units with 183 mixed-income dwelling units in 2 Phases; Phase 1 includes the construction of a 5-story multifamily building with 142 (and underground parking), while Phase 2 includes the construction of 41 townhome units, new public roads and a community park. The proposed redevelopment was approved by City Council in 2017 as a Planned Unit Development and Map Amendment (ZC Case No. 16-12).
 
Our design includes the construction of a 5-story multifamily building with an underground parking level,  and a new road and alley that are being dedicated to DDOT. 

The multifamily building consists of 142 mixed-income, rental apartments, 72 parking spaces, 2 elevators and expansive amenity spaces on the ground floor and top story. Park Morton meets and exceeds the requirements of Green Communities and Energy Star certification.
 
The multifamily building is designed with a contemporary approach, with taller ceilings on the ground floor and corners being emphasized on the upper levels.
