On Friday, June 4th, 2021, the Soto team proudly attended the ribbon cutting ceremony of the firm’s first completed new construction project on Southern Avenue in Southeast DC. The Soto team worked with Hamel Builder to deliver Livingston Place, the first affordable living community in the District of Columbia. The development and construction of this project on Southern Avenue SE will provide new opportunities for enhanced quality of life for the aging population in Ward 8 of the district. The event opened with a welcome from Buwa Binitie, the Managing Principal from Dantes Partners. The welcoming speech was followed by remarks from many DC public officials, such as Deputy Mayor John Falcicchio and Chair of the Commission on Aging Guleford Bobo. Everyone was excited to welcome a new building type and opportunity for the older-generation into the District of Columbia. A community like Livingston Place can keep District of Columbia older residents in the district in their older years, and stop them from seeking assisted living outside of the district. “This is not only the first affordable assisted living facility of its kind in the city, but it’s Soto’s first assisted living project as well. From the beginning of the design process in March 2017, the team at Dantes and Gilbane put a lot of faith in our team to learn about the unique challenges of assisted living design” - Ken Filler, Project Coordinator Since the start of the five year design and construction process of Livingston Place, Soto, along with Dantes Partners and Gilbane Development Co. has been eagerly anticipating the completion and grand-opening of this community and new archetype to enter Washington DC. During those five years, the Soto team has grown from five to over a dozen designers. The five story community consists of 152 units and includes over 15,000 square feet of diverse amenity spaces to engage the residents and promote a sense of community. The building also has a commercial kitchen, equipped to provide every resident with breakfast, lunch, and dinner, seven days a week. Along with the many indoor amenities and opportunities, residents can also leisurely enjoy the carved-out, landscaped central courtyard. “Livingston Place is designed with seniors in mind. Each floor is color-coded to help with wayfinding, and all corridors are extra wide. Every four apartments is situated as a neighborhood-like pod to foster interaction. On every floor there is a common area that changes - billiards area, library, activity room, theater, and more. This allows for a sense of discovery throughout the building. The ground floor really hopes to be a grand commons, where residents can explore, interact, and create a sense of community within the building.” - Ken Filler, Project Coordinator The Soto team is proud to have contributed to such a monumental project for the District of Columbia and is looking forward to seeing the community that grows in Livingston Place in the future.
