This is an exciting opportunity to enhance the built environment with quality market-rate and workforce residences in a sustainable and affordable manner.
Our team was brought during the Due Diligence phase to review existing conditions and to prepare a vision for the development. The deep proportions of the office building allowed us to create elongated units with ample living/dining rooms and in-board bedrooms and dens. The existing ribbon windows are being preserved, and the bedrooms will be provided with a clerestory and glass doors for natural lighting. We are excited to work with the same team we built the Varsity on K with: Varsity Investment Group, CBG Building Company, Engenium Group, Colonial Electric, Charles A. Klein & Sons, among others. Our design goes in for permit in August and will start construction in November of this year.

We are excited to announce the renovation of The Century Apartments! This 1937 Art Deco building located in the Meridian Hill Historic District is being upgraded with brand-new electrical, plumbing & fire protection systems, new Variable Refrigerant Flow (VRF) system at all apartments, new windows, kitchens, bathrooms and finishes throughout. The renovation also includes a new accessible entrance, the addition of a Penthouse with a roof deck & party room, and the reconfiguration of two 8th floor units into 2-level apartments.
Our team had prepared an early demo set and received approvals from DCRA to commence with selective demolition. Our team also presented the design and received approval from the Historic Preservation Review Board for the windows replacement, new entrance, and proposed penthouse addition. Two mock-up units were prepared for Owner's review of finishes and layout. We are thrilled to work with Akelius and McCullough Construction on this phenomenal project! PROJECT SUMMARY________________________ Developer/Owner: Akelius, USA Builder: McCullough Construction Project Size: 90 units | 8 stories + Penthouse | 74,650sf Project Type: Multifamily | Market-rate | Renovation Completion date: 12/2017 Our project's completion has reached another milestone: Substantial Completion of Phase 1 which includes 121 apartments, Elevator #1 and common areas on the 1st and 3rd levels. Phase 2 is on schedule to be completed in the next weeks and includes the remaining apartments, elevator #2, garage levels and the new landscaped courtyard (pictured above). Our project has also received special attention from the media in recent days, including this article on the Washington Business Journal and this article on U.S. News. We are looking forward to a successful completion (and roasting marshmallows on the new fire bowl)!
The renovation at Varsity on K is 90% complete and is scheduled to be delivered on time and within budget. Our team has been punching an average of one level of apartments per week. We've also started punching corridors and back-of-the-house rooms. Finishes at the common areas are making great progress; platform lifts are installed, and the lobby is looking amazing! Exterior paint and improvements in the public space (landscaping, repair of brick pavers, etc) are complete. The landscaped courtyard has been planted and is only waiting to receive railings, furniture and a last coat of paint.

This is an exciting opportunity to create a thriving and urban community in the heart of Prince George's County and accessible via Metro! Suitland Senior Residences is a key component of the Towne Square at Suitland Federal Center development, a 25-Acre masterplan developed by the Prince George's County Redevelopment Authority that includes 500+ Market-rate multi-family apartments, 80,000sf of retail, 219 townhomes, an Arts Center building, and a Town Square for Civic and community gatherings. The MNCPPC-approved masterplan located the senior building in an L-shaped site, directly accross the street from the Town Square, and adjacent to future townhomes.
Our firm has received re-certification as a Small, Local and Disadvantaged Business Enterprise in the District of Columbia; our CBE # is LSDZ39696092019 expiration date: 09/30/2019.
We have also received registration as a DBE by DC's Department of Transportation and have started reciprocal certification in Maryland. Our DBE # is: 16-09-15-N. The renovation of Parkchester Apartments will preserve 94 units of affordable, family housing in the Barry Farms neighborhood of Washington DC. We are excited to work with The NHP Foundation, Hamel Builders & the District of Columbia Housing Finance Agency (DCHFA) in bringing positive change to our community!
It's been a busy summer for our team as construction progresses at the Varsity on K. Our mock-up unit is complete, kitchen cabinets are being installed on the upper floors, exterior paint is almost finished, while windows and sliding glass doors have been 50% replaced. Our friends at CBG Building Company are doing an amazing job! Thanks to Sam Alvarenga, Tom Rosser, Ashton Cherubin, Tom Sedeski, John Batz, and their subs for working with us in a collaborative manner.
